A sensitive 138 Lot subdivision that responds to the site constraints. It includes community title open space with multipurpose recreational / fire trails in outer fire protection zones, and planning of roads and culdesacs to maximise bushland character and sensitive drainage system incorporating lakes and ponds. Clusters of building to provide a visually sensitive development that maintains the character of the site. The introduction of drainage covenant reserves within private properties allows the protection of natural drainage lines.

A green buffer is provided between the George Bass Drive and the development to mitigate its visual exposure.
